Tips For Maintaining Granite Countertops

Thanks to a wide range of natural colors and tones, Granite is one of the most beautiful, durable stones available. Long considered a “go-to” building material in antiquity – think Egyptian pyramids and Greek sculptures – its utility has only increased in modern times, as Granite is now a highly sought after surfacing material for countless residential and commercial applications. At Budget Construction Company, we have sourced Granite slabs from all over the world since 1976, and turn each one into Granite counter tops that accentuate any home décor.

Where Do Granite Countertops Come From?

Mother Nature, of course, deserves credit for creating Granite. As a naturally occurring rock, it is sourced from quarries worldwide, but mostly from deposits in Brazil, China, India, Italy, and parts of Africa. Geology.com further states that “Granite is a coarse-grained, light-colored igneous rock composed mainly of feldspars and quartz with minor amounts of mica and amphibole minerals.” The rich textures and hues found in each slab make it an ideal surfacing material, hence the demand for our expertly crafted Granite counter tops from clients all around the Greater Chicago Area.

All of our granite counter tops are custom made for each application, including kitchens, baths, or even shelving in other areas of your home or business. When our design staff talk with clients, one question we invariably receive is, “Do my counter tops need to be sealed?” The best answer is “Not necessarily,” and here is why. While granite is naturally porous, slabs sourced from different locations have various degrees of absorbency. If a sealing agent cannot penetrate the surface of your counter top, then chances are other kinds of liquid cannot, either – including acidic liquids that traditionally give stone counter tops the most trouble, such as natural juices and red wine, grease from pizza, cooking oil, and permanent markers.

How Do I Maintain the Natural Beauty of My Granite Counter Tops?

One of the best ways for a homeowner to ensure her natural stone counter tops are as beautiful as the day they were installed is to exercise common sense. Home improvement projects, whether the do-it-yourself variety or carried out by a professional, can sometimes be expensive and time consuming. Protect your investment. Here are some tips to follow:

  • Test the absorbency of your new counter top by placing a white cloth or paper towel on it and then pouring water onto it. If the cloth or paper towel has been removed but a wet spot slightly darker than the surrounding area remains, then the surface needs to be sealed.
  • If you spill a liquid – especially juice, oil, wine, or coffee – clean it up immediately.
  • Clean your counter tops using hot water and a soft cloth or sponge. Dish soap or other detergents should be avoided.
  • Remember to use coasters under cups, saucers, glasses, bowls – or anything else that holds liquids.
  • Finally, use a cutting board for food preparation.

Steps For Adding A Home Addition

If you have always longed to add a home addition to your residence, now may be the perfect time to apply for a home renovation loan, especially with Chicagoland rates nearing historic lows. According to the experts at BankRate.com, a traditional 30-year fixed-rate mortgage in Chicago can be had for between 3.79 and 4.54 percent. Once you have decided to go for it, the next step is to call the home improvement experts at Budget Construction Company to make your dreams come true.

But make no mistake, adding a home addition to your residence can in many ways be a life-altering event. There is more to think about than just the cost involved. Our design experts can help answer all of your questions, and provide information that will allow you to make an informed decision – and the best one for you and your family.

Steps for Adding a Home Addition

At Budget Construction Company, we have been residential construction experts for nearly 40 years, and pride ourselves on helping clients achieve their goals without wrecking their household budget. Here are the steps to consider if you want to add a major addition to your home.

  1. Review your household budget. You know better than anyone else how much you can afford to spend, but also need to understand the reality of how much the desired addition may cost. According to some estimates, the bill for a 24-by-16 foot home addition with a walk-in closet and master bath with premium features could exceed $100,000.
  2. Think about the size of the addition and market value in your neighborhood. For instance, if all the homes on your block are single-story ranch style homes with your house in the middle, adding a full second story addition may result in your residence appearing out of place. For this reason, we encourage homeowners to research market value, and talk with our design specialists on the most common additions that will still help you achieve your goals. It is possible your lot could accommodate a main-floor home addition, rather than requiring you build a second story.
  3. Do not forget the disruption that a major home addition may have on your family. Something like a new custom kitchen could last for several weeks and cause disruptions to water, electricity, and gas services. Think ahead. Where will you do laundry, bathe, or prepare meals? How much will it cost to eat outside the home, store your belongings, or make other arrangements? Will the work mean you have to live elsewhere?

Finally, we encourage homeowners to solicit three to five estimates from qualified contractors for any home addition project. Schedule an appointment with each company, ask they evaluate your home in person, review goals and budget, and then ask for a written estimate and references. This is how Budget Construction Company has been doing business since 1976, and is one of the reasons we are a preferred home renovation expert throughout Chicago, IL. Call us today at 773-283-9200 for more information.

Major functional issues with your home should be addressed as a priority, as issues of this nature tend to make buyers leary. The home needs to be a sound and safe living environment, as many buyers come into the home buying process with expectations to make their own aesthetic improvements. However, major functional issues with a home often scare a buyer. If it’s needed, invest in the new roof before you remodel the kitchen, it will pay off more. If the roof is leaking, buyers won’t look beyond that. Same goes for mold. If your home has mold, fix the problem. Have the mold remediated, and resolve the root causes by fixing cracked foundations, leaky windows, and plumbing problems. In the end, if you home if functionally sound, buyers will be comfortable submitting an offer, and being that these repairs are necessities, as opposed to luxuries, the cost of such repairs can mostly be recouped in the sale price of your home.

Curb Appeal

In a study done by Remodeling Magazine (http://www.remodeling.hw.net/), new siding is one of the best investments you can make in your home, recouping 92.8 percent of its cost. The first thing a buyer sees when pulling up for a showing is the outside of the home. You want it to appeal to the eye, as buyers are constantly making judgments, and bad first impressions can be hard to overcome. If it’s a coat of paint that is needed, great, this is an inexpensive renovation that will do wonders to sell your home. Clean up the outside of the property as best as possible, invest minorly in landscaping, and fix up drives and walkways. Again, roofs and windows are great investments, improving both the function of the home, and curb appeal. According to Remodeling Magazine’s study, they also tend to pay off in terms of recouping your investment in a sale.

Minor kitchen and bathroom repairs are great ways to improve the interior aesthetic of your home, and can be great investments in terms of improving the value of your home. Most realtors will tell you that kitchens and bathrooms are the most important rooms in the house, and can be great selling points. Spend your money wisely here, as it likely will not take a complete remodel to make your kitchen and bathrooms look great. Start inexpensively with countertops, sinks, fixtures, and appliances, and work your way up to more expensive repairs like flooring and cabinetry, only if absolutely needed.

Bathroom Remodeling On A Budget

One of the biggest misconceptions of working with an experienced home improvement contractor is the cost will be more than you can afford. At Budget Construction Company, we specialize in affordable bathroom remodeling and other renovations that will provide the greatest value for you and your loved ones for years to come. A leader in Chicagoland home remodeling since 1976, our design team works with each homeowner to ensure we meet their goals – on time, and within budget.

Bathroom Remodeling on a Budget

For many homeowners, a bathroom remodeling project is at the top of their “dream” to-do list, and for good reason. Besides the kitchen, the bathroom arguably gets the most use of any room in a home. According to Remodeling Magazine, a typical bathroom re-do in Chicago, IL had a cost-to-value ratio for 2014 of 72.5 percent. Simply put, a homeowner who chooses to renovate their bathroom is getting value for their money.

To help a homeowner make the right decision, our design team works diligently to understand their needs. We ask questions like: Which feature in a new bathroom is most important? Which feature is the least important? Who uses the bathroom – a single person, or a family? Are their children in the home? Are you interested in a complete bathroom remodeling project, or updating existing features? Once we know the bathroom updates you are most interested in, we can begin the design process. Because so many homeowners are budget conscious, we try and recommend options that are affordable, stylish, and will retain their usefulness over the long haul.

Bathroom Remodeling Tips to Save Money

Plan ahead, and understand what your needs are before speaking with a home renovation specialist. For instance, if you live in a two person household, do you really need a large vanity with his-and-her sinks?

Consider limiting the amount of tile in your new bathroom. Floor and wall tile is high on the must-have list for many homeowners we speak with, but this can be expensive. Cutting and laying tile takes precision, care, and time – all of which can add up rather quickly.

Keep in mind different options for counter tops. Our design team specializes in suggesting alternative surface materials including composites such as Corian and other engineered options, and even stylish and durable laminates. More expensive and in-demand favorites such as Granite, Quartz, Marble, Travertine, and Limestone are on many homeowner’s wish lists for a complete bathroom remodeling project.

Consider mid-grade options for bathroom vanities. Not all vanities need to be made from solid wood in order to withstand the rigors of a busy bathroom. Today, many high quality bathroom vanities are made of particle board and laminate finishes and, amazingly, can often be repaired with fresh laminate and carpenters glue.

Finally, choose a flooring option that best fits your needs, but stay away from carpeting. Some of the more affordable options we discuss include ceramic or stone, laminates, and engineered wood. Contact us today at 773-283-9200 for a free in-home consultation.

Functional Trends in Bathroom Design

When it comes to bathroom design, we can certainly see with our own eyes the popular trends of the times. The colors used, the materials, the textures: all are easily identifiable, and can often be dated to a specific time period. Some trends are timeless, and others have long been retired. Functional trends too emerge, and disappear, with advancements in technology frequently driving change. Homeowners demand the latest amenities and fixtures, which offer conveniences and updated features not found in their current bathrooms.

We have identified 5 functional trends in bathroom remodeling currently popular with homeowners:

Tricked Out Showers

Gone are the days of a single shower head spouting out less than sufficient water pressure. Today’s showers are fully loaded. Multiple shower heads, adjustable water pressure systems, steam cabinets with bench seating, chromatherapy, and hydrotherapy are just some of the popular functional trends we are seeing in today’s bathrooms.

High Tech Features

Technology has invaded every area of our lives, our bathrooms included. From touchscreen faucets to interactive bathroom entertainment systems, today’s bathrooms are both innovative and futuristic. Technological advancements have allowed for improvements in both form and function.

Energy Efficiency

Water efficiency is a top priority for many homeowners. New, high efficiency toilets, faucets and showerheads can help reduce water use 20% or more. Bathroom remodeling offers the opportunity to install new water efficient fixtures that can, in essence, pay for the costs of your bathroom remodeling project.

Heated Flooring

Walking onto a cold bathroom floor in the middle of the night is never pleasant, and for this reason, radiant floor heating systems are becoming more and more common. Not only will radiant floor heating keep your feet warm in the middle of the night, it will also help heat the entire bathroom in an energy-efficient manner.

The Fundamentals of Bathroom Design

Is your bathroom a bright and airy sanctuary, or a dull and dreary dungeon? If the later is more applicable, you likely have considered a bathroom remodeling project at one time or another. A newly remodeled bathroom with updated style choices and improvements in form and function is one of the best investments you can make in your home. While the project can be daunting, it shouldn’t have to be. With a better understanding of the fundamentals of bathroom design, you’ll be in a better position to take the leap.

Here are some insights from the bathroom design professionals at Budget Construction Company that will help you better understand the key points to address when designing a new bathroom for your home:

Function

Often, homeowners deciding to move forward with a bathroom remodeling project are doing so to improve the function of the space. A new shower system, or a whirlpool tub, is desired. Maybe more storage and counter space is needed. It’s important to get what you want out of the project in terms of functionality, and defining your functional requirements upfront will you determine what’s possible, and what adjustments to the existing layout and infrastructure are required to accommodate the improvements you desire.

Layout

Pay close attention to the existing floor plan, as it will define both the spatial and functional possibilities, and limitations. If you are sticking to the constraints of an existing space, the layout will be defined, and will help guide your choices when it comes to tubs, showers, sinks, toilets and accessories. If we are needing to modify the layout of an existing space to accommodate functional improvements, the floor plan will prove useful in guiding the demolition and construction of walls, as well as the installation of any electrical, plumbing and ventilation infrastructure that may be required to complete the project.

Lighting

Infrastructure aside, it’s important that your bathroom is well lit, both from an aesthetic point of view, and to promote ease of use and safety. How much natural light will the space take in, and what areas of the require the most light? Is adding or enlarging a window an option? Where will the access points be placed? Is mood lighting an option you are considering, in which case, dimmers are needed? Simple questions seemingly, but important to consider when planning your bathroom remodeling project.

Style

Finally, and what we tend to think of most when initiating a bathroom remodeling project, the style choices you make for the new space will finish the project, and complete the enhanced aesthetic you desire for your new bathroom. Selecting the perfect toilet, tub and shower, colors for the walls, tile for the floors, a vanity, sinks, and fixtures, all the way down to the decorations to be included, will complete the design planning required prior to beginning the construction phases of your project. With functional requirements and limitations fully defined, you will have a good guide of what can and can’t be included at this point. Working with a professional bathroom designer to get ideas, and to ensure the individual style choices you make all come together in a complimentary manner is highly recommended.

The bathroom design process is one of the most important aspects of the entire project, as we essentially are planning all of the form, function, and style details for the newly remodeled bathroom. The decisions we make during this process will dictate the construction requirements for the project, as well as the help us define the costs, and the time lines for which the project can be completed.

At Budget Construction Company, we are bathroom design and remodeling professionals. We have extensive experience consulting with and guiding clients through the bathroom design process that we have developed in-house to ensure our clients have the best possible experience, and get the possible results. Schedule Your Chicago Home Remodeling Projects This Winter

When we think of home construction and remodeling projects, we tend to picture warm, sunny days, and in truth, the majority of home construction and remodeling projects do take place during the spring and summer months. However, scheduling your Chicago home remodeling projects during the winter months can have its advantages. It may be cold outside, and daylight may be at a premium, but we think the following reasons will warm you up to the idea of winter home remodeling projects.

Chicago Home Remodeling Costs

Certainly the most attractive incentive is saving money. During the winter months, when business is slow, many contractors are offering specials, and discounted rates on Chicago home remodeling projects. It’s a supply and demand economy, and like all markets, when demand is down, supply is high, costs are dropping. Hire a contractor to complete a remodeling project for you this winter, and we think you might find yourself negotiating a pretty amazing deal.

Material Costs

Again, supply and demand is helping us save some bucks. With home construction and home remodeling projects tapering off in the winter months, naturally the demand for materials will be dropping. Everything from flooring, faucets, and fixtures to construction supplies to major appliances can be had a discount. Additional discounts offered around the holidays, and inventory overstock sales often seen during the notoriously slow winter retail season, can really help you save dramatically on material costs.

Scheduling

When contractors are in the middle of the slow season, naturally their availability opens up. You’ll have more flexibility with scheduling, making it far easier to accommodate your work and home schedules.

Quality Work

With less projects occupying their time, your project will be front and center with the contractor you hire. You’ll have the opportunity to spend more time with them one-on-one, and they’ll be more accessible to you over the course of the project. It’s also quite likely that due to increased availability, your Chicago home remodeling project will be completed on a faster timeline.

Ready for Spring

Why not spend the warm days relaxing in the sun? When you take on home remodeling projects during the winter months, and have them out of the way, you’ll have the long spring and summer days to enjoy the home improvements and new spaces you have created.

As winter approaches us here in Chicagoland, and the cold blows in, take the benefits we discussed above into consideration, and think about completing a home improvement project or two this winter. We are available, and are happy to work with you to get the best pricing possible for your Chicagoland home remodeling projects. Contact us today, and speak with our home remodeling specialists to get started.

5 Affordable Kitchen Remodeling Ideas

It’s that time of year again. The holiday season is upon us, and by this time, our wallets generally tell the story of fun times. For some of us, a little too much fun. We have spent our savings freely, for it is the time for spreading the holiday spirit among our friends, families, and the communities in which we live. But, what about the homes we live in? Are we giving thought to getting the house in shape for all the guests that will be stopping by this holiday season? If so, we have got a present for you. Here are 5 affordable kitchen remodeling ideas to help you get ready for your holiday party:

Deep Cleaning Before Kitchen Remodeling

Before you get started with any remodeling projects, why not give your kitchen a deep cleaning. This will allow you to really assess pain points. Who knows, after a deep cleaning everything may look top notch. Clean the cabinets inside and out, and don’t forget the tops. Clean every single floor board, and refinish the floors if need be. Introduce those appliances to wire brush. The lighting fixtures, the walls, the countertops, the sinks. Clean like you’ve never cleaned before. Stand back and admire before deciding what aspects of your kitchen could really use an update.

Paint, Of Course

Of course a fresh coat of paint on the walls and ceilings of your kitchen will brighten up the room a bit, possibly a whole lot. If your walls and ceiling are showing signs of age, painting can be a really great way to make a dramatic change, and for the most part, it is a very budget friendly project. Keep the same color, or change it up. If you’re really feeling daring, use paint in creative ways. Paint some soft contrasting stripes, or use stencils to paint in a fun and stylish pattern. You can always paint over it doesn’t turn out the way you imagined.

Give Your Cabinets A Makeover

One of the most effective ways to update your kitchen on a budget is to makeover your cabinets. You don’t have to replace your current cabinets to dramatically change the style, form and function of your kitchen’s storage space. You can sand and refinish the existing wood cabinets. A couple coats of stain, or paint even, will produce a great new look. Remove cabinet doors for an open and airy look that shows off a fancy set of flatware, or cut out wood panels of existing cabinet doors and replace with glass inserts for a completely updated look. One of the simplest and most effective updates you can make is changing cabinet hardware. Cheap and easy, new cabinet knobs and drawer handles can really make a big statement.

Improve The Lighting

A well lit room is going to improve both the sight lines and the function of kitchen. Overhead lighting that completely washes the room in soft white light can really help bring out the current design elements of your kitchen. Placing task lighting to provide focused light in high use areas is also a great way to functionally use light to improve your space. And, dress it up a bit. Great looking light fixtures can really make a statement while improving the lighting in the room at the same time.

Jazz Up The Backsplash

Set off your cabinets and countertops with a slick new look for your backsplash. Tile, paint, or wallpaper, a new backsplash can have a wonderful effect on your kitchen’s visual aesthetic. While tile backsplashes are going to be a little costlier, overall, it’s still an affordable update. Look at other materials like glass, porcelain and ceramic to cut costs, and still get a great new look. Paint and wallpaper are also great options that can produce a stylish and dramatic design element in your kitchen.

A New Sink and Faucet

There are a whole lot of options when it comes to sinks and faucets. Speaking of holes, be sure to look for sinks that fit with your current plumbing to reduce the amount of labor necessary to install a new sink and faucet fixture. When considering upgrading your current sink and faucet, be sure to consider how you use the sink and faucet to begin with. Function is as important as style here, and to be honest, somehow when you buy a functional sink, it just seems to naturally fit aesthetically. Of course, this always isn’t true. Fortunately for us, there are many great options to choose from that are both stylish and functional.

Well, there you have it, 5 very affordable and easy updates to your kitchen. These make for perfect projects around the holidays, and are a great way to get your home in shape before the holiday guests come over for egg nog. Budget Construction Company can help with all your residential construction and kitchen remodeling projects. No project is too small for our team of home remodeling experts. Are Hardwood Floors a Good Option for Your Kitchen Remodel?

Traditionally, your kitchen floors would be finished with tile, or vinyl linoleum, and while both continue to be popular choices, with more and more homeowners preferring open floor plans, it’s hardwood that homeowners are choosing for their kitchen remodels.  But, is hardwood a good option for a kitchen?

In short, yes. Our natural concern is that the kitchen could potentially be a high moisture area, but in reality, the risks of moisture damage are low, and can be mitigated. In open floor plans, walls are removed, allowing heat and moisture to disperse more evenly across the home. Hardwood is seemingly the natural choice here, due to the warm and seamless look that can be obtained when trying to blend together family rooms and kitchens.  In more traditional kitchens, hardwood is still an option, but it is recommended that you choose a pretreated, moisture-resistant hardwood, or an engineered hardwood, that will be less susceptible to movement caused by changes in temperature and humidity.  Experts will recommend that hardwood floors be resealed every five years to keep them looking great, and while initially more expensive than vinyl laminate, hardwood floors can be extremely durable, withstanding decades of use.

If cost is a concern, but you would still like that warm look of wood, bamboo flooring is a great option. Bamboo is a natural surface covering material that has many of the properties of hardwood flooring, while actually being slightly more moisture resistant.  Bamboo is also environmentally friendly, as it is a highly renewable resource, which lends to its affordability.

Hardwood floors can certainly present a great look for your kitchen, and should be considered in your new kitchen design.  Moisture concerns, in most cases, should not keep you from choosing hardwood flooring for your kitchen remodel.  There are options here, and we’re happy to help you answer any questions you may have.  If you would like to learn more about using hardwood flooring in your kitchen remodel, please feel free to contact a kitchen design professional at Budget Construction Company.  We’ll happily help you find the best hardwood flooring options for your project.
